Repairs and Maintenance

Our Co-op is responsible for maintaining our own properties. This responsibility includes structural repairs and the overall asset management of all Co-op properties.
All maintenance and asset works are performed to meet, or exceed, the requirements of the Residential Tenancies Act and the Homes Victoria.
Works carried out which have a value of over $10,000 require the authorisation of Homes Victoria.

Our renter-members are responsible for maintaining their homes in a clean and tidy condition as defined in the Residential Tenancies Act 1997.  This includes gardens and backyards.  We have a zero tolerance for car bodies.

Emergency maintenance is defined as an urgent repair that must be carried out promptly to reduce  a threat to your health and safety and is usually related to gas, electricity or water.

Any alterations to properties must be submitted to the Co-op for approval and members’ alterations are not authorised without the knowledge and permission of the Co-op in line with the RTA.

HOW TO REPORT A MAINTENANCE ISSUE

Members are asked to report repair or maintenance problems to the office by calling 03 5277 9993 and leave a message if the office is unattended.  Or email info@ngrhc.org.au

If your repair or maintenance is URGENT and the occurrence is out of business hours (9am to 4pm) please call our contracted maintenance company Impact Trades on 0413 389 918.

Emergency repairs or maintenance will be attended to within 24 hours and priority repairs within 2-3 working days where possible.  Standard repairs will be attended to within 10 working days.
